Designing land and site plans for the Mid-Atlantic Region


South Queen Street Retail Center

This new retail project included the re-development of a former Honda dealership and retail sandwich shop into a five-unit, 111,200 SF connected retail center which currently houses York County’s first Noodles & Co., a Panera Bread, a Great Clips hair salon, and a T-Mobile store. SDC worked closely with Gary Gilbert II from Apple Retail Properties on the project design and site development approvals that revitalized this high profile corner in South York.

Route 30 & Fairlane Drive Retail Center

Located on a highly visible intersection in the City of York, this new restaurant site included the redevelopment of three under-utilized parcels into a 4,800 SF restaurant space and associated parking area.  Project challenges included consolidating three lots into one parcel, design adjustments to reduce the impact on the adjoining residential neighborhood, as well as the need to secure necessary zoning variances for the building and parking area. Another challenge was the need to upgrade a outdated street intersection with State Route 30. SDC consulted with Apple Retail Properties to provide all survey work, zoning approvals, landscape plans, land development plans, municipal approvals, PennDOT and NPDES permitting, and post construction stormwater management design services.

Nello Tire

With the impending I-83/Mt. Rose Avenue Interchange Improvement Project looming, Nello Tire was challenged with reconfiguring their facilities to accommodate the loss of their warehouse and a portion of their property to the state. SDC worked closely with the owners, and architect, Core Design Group, to create modified and expanded facilities that worked within municipal regulations and the proposed I-83 expansion, all while allowing Nello Tire to continue operations during construction.

Primanti Bros.

SDC worked with developer David Hogg to bring the Pittsburgh-based chain, Primanti Bros. and their French fry topped sandwiches, to York County. Located at South Queen Street and I-83, the site is conveniently located next to another SDC project, Hampton Inn & Suites. Both projects are part of the re-development of the former Wright Bros. auto dealership. SDC provided all surveying, civil engineering, and land planning services for the project.

West Manchester Town Center

Like a phoenix rising from the ashes, the West Manchester Town Center is taking shape. Demolition of outmoded buildings has been completed making way for the new outdoor plaza and more tenant spaces. The old ring road has been re-designed and re-built and a new roadway now bisects the original building to provide access from front to rear. As part of the M&R Investors team, SDC has joined many local companies to make this dream a reality. 


Quentin Road Retail Center

SDC consulted closely with Apple Retail Properties on the redevelopment of a 2.3-acre site, which included the demolition of an existing bowling alley to build a 13,055 SF shopping center and associated parking areas. The five retail spaces house Panera Bread, Aspen Dental, AT&T, Chipotle Mexican Grill, and UPS Store. SDC’s work included performing necessary surveys, acquiring conditional use and special exception zoning approvals, consultation and preparation of final land development plans, PennDOT and NPDES permitting, and post construction stormwater management plans.

Wright Bros. Re-Development

Re-development of highly-visible, vacant automobile dealership for construction of a Hampton Inn & Suites, a restaurant, and an out-parcel pad. Other site improvements included design of multiple underground stormwater management facilities to meet Township regulations, landscaped areas, and connection of public utilities. LERTA tax advantaged property.

Apple Subaru

When Apple Auto Group, the largest family-owned automotive dealer group in Central Pennsylvania, needed to upgrade one of their facilities, they turned to Site Design Concepts to design site improvements to their existing Apple Subaru facility located along State Route 30 in West Manchester Township. Improvements included showroom renovations, upgraded service areas and exterior façade, as well as a 2,600 SF service bay addition that adds six service bays and a covered drive-through service lane. SDC’s services included necessary site surveys, land development waiver requests, and site plans. Construction for the improved facility in the Apple Auto Park was completed in November 2016. SDC has previously completed work on Apple BMW, Apple Ford, and Apple Chevrolet.

Thornton Chevrolet Reconstruction

Selected as the land development consultant for the reconstruction of Thornton Chevrolet, Site Design Concepts was tasked with the challenge of designing a new, expanded automotive sales and service center that had to work around a fully operational dealership during construction. SDC and contractor Mowery worked closely with the Thornton team to design larger facilities for the business that worked within municipal regulations, manufacturer’s requirements and design preferences, all while allowing Thornton’s Manchester facility to continue daily operations nearly uninterrupted throughout construction. SDC’s consulting services included re-zoning and variance approvals, land development plans, stormwater management plans, and landscape planning.

Apple Ford and Chevrolet

Expansion of existing car dealerships with manufacturer mandated branding improvements as well as a 3,600 s.f. addition for open sale room space, service bays, and stormwater management facilities located along Cape Horn Road in York Township, York County.

Homewood Suites

Development of a new four story, extended stay Homewood Suites Hotel, containing multiple suites with kitchens, a hotel office space/lobby, an indoor pool, an athletic court and a patio area, with an overall building footprint area of 26,160 s.f.

Shrewsbury Commercial Center

This 12.5 acre commercial/retail site posed numerous design and engineering challenges, including zoning approvals, the abandonment of a public road, the installation of a new municipal well/water supply and the relocation of an existing stream. The shopping center includes a Giant grocery store, Starbucks, Chick Fil A and numerous other retailers.

Springetts Commons

Project combines retail, restaurant, professional office, and assisted living into one cohesive package within the Township's Town Center zoning district. SDC's work to date includes survey, site layout, color rendering, and conditional use approvals. Located along Industrial Highway and Northern Way in Springettsbury Township, York County.

Buffalo Wild Wings

An out-parcel in the Whitehall Mall, this was the first Buffalo Wild Wings to be built in the greater Allentown area. SDC worked closely with Buffalo Wild Wings’ Minneapolis based architectural design team to quickly survey the property and prepare and obtain approval of land development plans. During construction, SDC provided construction stakeout for the project’s New Jersey based general contractor.

Replacing a 1970’s era office building, SDC worked closely with Apple Retail Properties to bring Chipotle to Camp Hill, PA. Project work included site survey, resolution of a property line discrepancy, preparation of land development plans, and negotiation with Camp Hill Borough regarding traffic related issues. The project is located on Trindle Road adjacent to the Camp Hill Shopping Center
