Keystone Color Works

 York City’s Northwest Triangle has long been one of the City’s more interesting development opportunities and this triangular, 17,000 SF building is no different. Built in 1873, Empire Car Works manufactured rail cars in the building, it then housed Keystone Farm Machine, which made farm equipment, and in 1919 Keystone Color Works began making wallpaper colors, mica, and paint in the unique space. Recently, the 140-year-old building underwent a major redevelopment, which turned the long vacant Keystone Color Works building into 29 luxury, loft-style apartments with amenities such as free Wi-Fi, fitness rooms, and gated onsite parking. SDC consulted with the developers, Distinct Property Management, to breathe new life into this building in the City’s Northwest Triangle. SDC’s work included survey, land development plans, stormwater management design, and subdivision plans.

Revi Flats

 Originally opened in 1913, FW Woolworth Department Store was a mainstay of York, PA’s Central Business District until its closure in the late 1990’s. In recent years, downtown York has been attracting interest to a variety of developers, none more locally well-known than RSDC. In 2015, RSDC announced they were granted an $8.75 million New Market Tax Credit from Community First Fund to redevelop the Woolworth Building and other vacant Market Street buildings, including the former Weinbrom Jewelers and Zakies Nightclub buildings. The multimillion dollar redevelopment will breathe new life into York’s Central Business District, while maintaining the original charisma of Market Street’s architecture. SDC provided survey services, land development plans, and stormwater management design to assist RSDC in bringing their idea to fruition. The project features restaurant/retail spaces on the first floor, market rate apartments, a nearly 30 car parking area in the rear, and an open air, shared entertainment space for tenants.

 Planned residential condominium community of luxury single-family residential homes designed to preserve natural resources and scenic vistas while incorporating contemporary stormwater management features. Developed by Charter Homes & Neighborhoods, the project includes private meandering streets, paved walking trails and beautiful landscaping in a natural setting.

Stonegate at Regents' Glen

Regents’ Glen is a master-planned golf course community located on Spring Garden Township’s largest remaining undeveloped parcel. Initially envisioned in the early 1990’s, Regents’ Glen was originally planned to be a gated community in which residents traversed the community with their golf carts. It includes a championship 18 hole golf course, a fine dining facility called the Box Hill Club, and amenities like swimming, fitness, and community recreation.

As the market has evolved over the last twenty years, Regents’ Glen has transitioned from an over-55 community to a neighborhood for all ages. Its mix of residential uses includes single-family detached dwellings, townhomes, villas, and four-story condominiums all within a gated and beautifully maintained property. Site Design Concepts, Inc. has provided site surveying and prepared plans of record for recent development within Regents’ Glen.

Equine Meadows and The Paddock at Equine Meadows

Two adjacent communities of 434 total condominium units designed for the over 55, active, adult lifestyle with landscaped buffer yards, streetscapes, sidewalks, passive recreational areas, and community centers. The project design included accesses onto PennDOT roadways, wet ponds, stormwater collection, conveyance, and detention facilities as well as extensions of public sanitary sewage disposal and water supply services. 


Residential Projects - The Paddock at Equine Meadows

York Commons

New apartment community for low to mid-income tenants developed by The Shelter Group. Amenities include play areas and tot-lots for young children. The 102 unit project was constructed on an 11 acre parcel along Cape Horn Road in York Township, York County. Additional improvements included stormwater management infiltration/detention facilities, landscaped areas, and PennDOT permitting which incorporated the installation of a left turn lane.
