OSS Health engaged SDC to design and permit their new West York outpatient medical office building (MOB). The MOB is located across from the newly constructed Memorial Hospital on the 1600 block of Roosevelt Avenue.

The development features a three-story, 45,000 sf (15,000 sf footprint) medical office building, parking areas, access drives, landscaping, stormwater management facilities, and associated improvements.

The MOB’s design had two major challenges— utility relocation and an aggressive schedule. SDC coordinated with utility providers and OSS’s Contractor to facilitate the relocation of a three (3) phase electric line and poles. SDC was also able to gain all required regulatory land development approvals including an NPDES permit, in a compressed time frame saving the Client much needed time. This allowed more time at the beginning of the construction phase while not impacting the proposed completion date.
