SDC provided land development services to consult WellSpan Health through the planning, design, and approval process for a new medical office building located in Penn Township, York County. The $49 million health center houses an outpatient surgery suite, lab and imaging services, as well as primary care and specialty physician offices to serve the Greater Hanover Area. The nearly 16-acre site features a 2-story, 40,000 sf footprint medical office building, parking areas, landscaping, access drives, utilities, as well as required stormwater management facilities.
WellSpan wanted to maximize the potential of the site so multiple subsurface chamber systems were designed to be installed under the parking areas in addition to multiple above-ground bioretention areas and vegetated swales. We worked closely with the chamber manufacturer to maximize the developable area on the site.
The Project also included the widening of Baltimore Street. The Township and PennDOT requested that a portion of Baltimore Street be reconstructed to accommodate a center turn lane from the southern portion of the frontage to Squire Way (roughly 1,200 ft.) which included stormwater conveyance system upgrades, coordination with adjacent property owners, and roadway design to meet PennDOT’s current standards.
